A proposed 78-unit condominium development that would straddle E. Market St. received preliminary site plan approval for two of its three phases from the Oxford Township Planning Commission at its May 9 meeting. It was a 5-0 vote.
The project is named Enclaves of Woodbridge and the plan calls for 39 duplex buildings to be constructed on two parcels on the north and south sides of E. Market St., just east of M-24. The parcels total 18.83 acres and are zoned for multiple family residential use.
Fifteen buildings (30 units) would sit on the north side and 24 buildings (48 units) on the south side.
Units would range in size from 1,500 to 1,900 square feet and have first-floor master suites as well as basements, according to Dominic Geric, the applicant.
Commissioner Tom Berger was “excited” about the project.
“I think there’s a need in the community for duplexes,” he said. “I think they could do well here . . . I’m looking forward to it.”
Enclaves of Woodbridge would be constructed in three phases consisting of 15, 13 and 11 buildings, respectively.
“I think our focus is on phase 1 right now,” Geric said. “We’d like to see if we can push (things) and get that in this year and then, depending on sales, (start) phase 2 next year.”
Phase 3 is expected to take longer.
“We’re probably looking at maybe two to three years to work out all the engineering details,” Geric said.
